Home Staging Tips & Tricks 

There are many things to consider when you are making plans to sell your home and one that may be overlooked is how your house will appear to a potential buyer. The realty estate industry calls this “Staging your home”. Staging is designed to showcase a home’s best assets, impress buyers, and sell it quickly for the highest possible price.

The living room, kitchen, bathrooms, bedrooms, and outdoor living spaces are all important areas to focus on when staging your home with the most important feature would be the curb appeal as this is the first thing the buyer notices. 

  1. Curb Appeal

First impressions matter so with a few easy steps you can make your home stand out as the buyers pull up to the curb. 

Remove any dirt or grime with a pressure washer from your siding, roof, fascia, and gutters. Replace old house numbers and clean up the edging around flower beds. Make sure the welcome mat is clean and welcoming and the lighting works and the fixtures are clean.

  1. De-personalize the space

One of the primary objectives of staging your home is to allow the buyer to visualize it as their own. 

Start by removing any personal photos, making sure to take down both framed photos on walls and surfaces and anything that’s hanging on your fridge. Keep clothes stored away and out of sight, and clear bathroom counters of personal items, like toothbrushes.

3.  Get rid of clutter

Clutter takes up space, and space is what sells. To make your home look bigger and more desirable pack up and move things out of the house that isn’t essential such as unseasonal clothes, most of your decor (keeping a few items that are subtle), and pretty much anything else that you don’t need on a day to day basis. Buyers will be opening your closets to look at their storage potential, so take your time removing as many miscellaneous and non-crucial items as you can. The less clutter you’ve got in the space, the bigger it will look and the more appealing it will be to buyers. 

4. Deep clean the home. 

It should be cleaner than it has ever been before from top to bottom including ceilings and baseboards. This will show prospective buyers that the house has been properly taken care of. 

5. Make any repairs needed.

Remove scuff marks from the walls and fix the tiny nicks, scratches, and holes throughout. This will also show the buyer that an effort has been made to maintain the home. 

6. Fill your home with pleasant aromas. 

Use a diffuser with essential oils, candles, and even fresh-baked cookies to take away the subtle odors of your home. Plug-in air fresheners in bedrooms and bathrooms and fresh flowers also will give the home the appeal a buyer is looking for.
